The difference between “Owner-Occupied” and “Not” seem simple at first, but proving you’re an Owner-Occupied Short Term Rental Property in Nashville has it’s own criteria. The same is true for Not-Owner Occupied designation.

Egress Clearance at Corridors, Exterior Doors and Built-in Elements
Step 1: smoke detectors
The primary concern for compliance with the State of Tennessee Fire Marshall is a UL Listed smoke detector.
Smoke detectors are required at every bedroom and in the egress path of every floor of a home. They are also required at every floor there is a sleeping unit - which typically applies to the attic bedroom layout.
Step 2: Egress Windows
The window of all bedrooms must meet the International Building Code (2018 Ed.) egress standards. For one and two-family dwellings, only the codes of the International Residential Code (2018 Ed.)
Step 3: Egress paths / access
All paths of egress from the bedroom out of the home need to meet the IRCs minimum requirements. This includes stair, corridor, exterior door and built-in casework.

A few additional items:
Have you recently undergone a construction project? You will want to be closed out of all open permits prior to submitting. This typically includes a clean title with no liens.
Do you have any information on the smoke alarm warranties, installation dates and/or age of systems? This is more applicable to new homes (DADUs included).
