ArchiNerd is loving the corner at 16th and woodland in East Nashville!
Good, diligent work pays off. Understanding Metro Nashville's historic design process and collaborating with neighbors is really paying off. We are moving to our second client at the corner of 16th and Woodland in east Nashville... but this project is unique.
It's the old Italia building in Lockeland Springs. We have Metro Historic approval on the designs, and the owners (neighbors) are excited to enhance the neighborhood!
“We are so excited to deepen our roots in East Nashville, where we live and chose to start our business and family,” Lemon and Lenoir said in the release. “We are honored to continue the hospitable legacy that Salem Elkhatib has helped foster with Italia Pizza & Pasta for many years. And we, like all our Lockeland Springs neighbors, are thankful for everything he has given the neighborhood. We look forward to calling Lockeland Table, Urban Cowboy and The Church at Lockeland Springs our neighbors.” - Evan + Laura Lenoir (Owners) via this Nashville Scene article
7-Unit multi-Family major Renovation on Gallatin Pike
Before Photo: Taken August '23
This property is at the corner of Douglas and Gallatin Avenue in East Nashville. All new interior layouts, and a connection of Unit 1 and 2 were proposed. The goal of this one is flexibility and a complete freshening up!
The renovation taking place is going smoothly and the Owners are happy.
Multi-family / Hospitality Interiors
A small group of investors bought primo Nashville property with generous zoning overlays to plan a multi-functional getaway. This property includes two new homes connected via fire wall AND secure fire-rate doors to allow for flexibility between the structure.
Internally, the spaces can be broken down even further for multiply rentals. The two residence new build is near Charlotte Avenue and White Bridge Pike. It includes 4 bedrooms and 3.5 baths per unit. The property is zoned commercial, so we are utilizing the commercial zoning with short-term rental to build an interesting group hotel.
The front unit is themed after Dolly Parton (but not too girly) - and the back unit is themed after Johnny Cash (but not too depressing).
ArchiNerd offers interior design services in addition to architecture services. We work with home owners and general contractors to establish a coherent design theme across the house, offer materials and finishes that accentuate the theme, and, finally, we work closely with the general contractor to stay on budge with selections.
