A thoughtful blend of tradition and innovation, this renovation and addition elevates the character of an iconic neighborhood while creating the perfect home for modern living.

In Nashville's vibrant 12th South neighborhood, we had the privilege of transforming a historic property into a stunning new residence, while preserving the rich architectural details that give this area its charm. This project involved a thoughtful renovation and addition to the original home, complemented by a newly designed detached accessory dwelling unit (DADU), pool terrace, and site improvements, all shaped by the vision of the homeowner and the surrounding neighborhood.

THE HOME

Spanning over 3,900 total square feet, the new home is designed with 5 bedrooms and 4.5 bathrooms, blending modern comforts with traditional craftsmanship. With a 1.5-story requirement set by the Neighborhood Conservation Overlay, we carefully designed the residence to meet the prescribed guidelines, while still accommodating the homeowner’s needs.

The design focuses on maintaining the architectural harmony of the 12th South neighborhood, while integrating natural light and efficient space planning. We used appropriately scaled dormers and cross gables to create a comfortable second level without disrupting the integrity of the home’s form from the street. Utilizing the 2'-0" ridge raise allowance, the home was able to pack in the space without feeling cramped.

The Accessory Home

A key addition to the property, the new DADU offers a versatile and functional space that complements the main residence. The 750-square-foot footprint includes a three-car garage and one bedroom apartment designed for family flexibility. Upstairs, a bedroom suite, kitchenette, and living area provide a cozy, private retreat. The design includes carefully placed dormers that meet the strict requirement of the Metro Zoning Historic Commission and make it a charming addition to the property.
